Position Summary
The Assistant Director, Hospital Zone and Mechanical Systems will report directly to the Director of Maintenance & Alterations (M&A) with a dotted line to the Director of Healthcare Facilities. Incumbent directs the Hospital Zone (HK) including the utilities function to develop and implement cost effective and efficient delivery of HVAC, plumbing, electrical, and mechanical systems related infrastructure services to the Health Care Systems and patient care areas. Assistant Director has the authority and managerial responsibility for a multi-trade staff consisting of Electrical, Plumbing and Utilities trades. Assistant Director directly supervises various maintenance groups. Incumbent will interface with Healthcare staff and Project Managers assigned to Healthcare Projects. The HK unit provides service to the Ronald Reagan UCLA Medical Center, and other medical care facilities such as the Morton Medical Plaza, etc. These services include not only routine and preventive maintenance, trouble call, and emergency response for electrical, plumbing and utility building systems, but also services critical to patient care, accreditation, and the emergency trauma center. The incumbent will provide Joint Commission compliance documentation for the UCLA Hospital and Clinics. Analyze the Health Care and campus HVAC, plumbing, water quality and steam, and electrical infrastructure to enhance delivery of repair and maintenance services and reduce on-campus consumption of energy. Identify, develop and execute major, deferred and minor maintenance projects. Coordinate with other Facilities Management (FM) units to develop and implement comprehensive infrastructure management programs. Serve as a technical consultant to the Director, Maintenance & Alterations, the Assistant Vice Chancellor, and other senior managers in FM. Coordinate with other UC campuses and the University of California Office of the President on technical matters.
Salary & Compensation

Qualifications
Knowledge of all phases of repair, construction, and alteration work performed by trades personnel in a scientific/medical environment, including methods, tools, equipment/materials of the trades, in order to organize work, evaluate progress, and ensure craft assignments are meeting stated standards (Required) Working knowledge of OSHA general safety rules, equipment, clothing, and California Administrative Codes, including Titles 19, 22, and 24, when overseeing construction projects, OSHPD, CalOSHA, and Joint Commission codes, guidelines, and standards (Required) Knowledge of HVAC principles, equipment, design practices, building codes, construction methods related to HVAC repairs, EPA/SCAQMD regulations related to emissions associated with HVAC operations, retrofits, and initial construction. Knowledge of energy management practices and techniques. (Required) Ability to analyze work tasks and establish priorities that reflect their relative importance. Skill in managing all administrative, preventive maintenance, and technical aspects of construction, alteration projects in a scientific/medical/healthcare environment. Knowledge of CIRA/IRA is a must (Required) Ability to monitor and prepare budgets, analyze financial trends/financial performance in order to identify problems, determine cost-effective modifications for the purpose of maintaining an auditable record, and preparing periodic budgets. Knowledge of sustainable design and construction practices. (Required) Establish/maintain cooperative working relationships with peers, University personnel, subordinates, clients, outside agencies and the general public. Communication skills to convey information, explain policies, and persuade others in one-on-one or group settings. Experience in a union workforce (Required) Working knowledge of HR management principles in order to counsel, coach, motivate, train, evaluate, and apply corrective action as needed. Ability to supervise the hiring, promotion, training and administration of staff within the structure of University policy and represented employee contracts (Required) Skill in planning, staffing, monitoring, controlling, directing projects for quality control and accurate budgeting, exercise sound time management skills and control of administrative and construction projects and work proactively to mitigate complications that may jeopardize deadlines. (Required) Ability to work in various environmental conditions when conducting visual inspections of construction, including noise, fumes, dust, and humidity. Conduct on-site visual inspections involving walking, standing, climbing stairs and ladders, stooping, crouching, and balancing in precarious locations (Required) Ability to analyze complex data, distinguish its significance, convey significance to others, present technical information in written/graphical formats in a clear, concise and grammatically correct manner. Skill in writing concise, logical and grammatically correct correspondence/analytical reports (Required) Ability to manage, lead, organize and demonstrate a command of a complex, continuously changing array of information, dates, places and people in a systematic way in order to optimize efficiency, minimize duplication of effort and work independently and self-initiate projects and activities. (Required) Working knowledge of contracting, contract processes, University policies and procedures related to construction (contracts, bids, purchasing etc.), and IBM compatible microcomputers utilizing MS Office, Access, Excel, Kronos, and a computerized project maintenance system (Maximo). (Preferred)

Bachelor's Degree A four year degree in engineering or equivalent combination of education and experience (Required)
