ANNOUNCEMENT OF POSITION VACANCY www.enterprises.csus.edu Facilities Maintenance Worker – Painter University Union & The WELL REQUISITION #671746503 University Enterprises, Inc. (UEI) at Sacramento State is seeking a Facilities Maintenance Worker – Painter for University Union & The WELL. The Union Well, Inc. is an auxiliary of Sacramento State and is a California 501(c)3 not-for-profit corporation. The corporation consists of the facility operations and programs of two buildings: The WELL (Recreation & Wellness Center) and The University Union. The WELL, totaling approximately 150,000 square feet, houses three fitness studios, a cardio suite, two fitness floors, a multi-activity court, four basketball courts, a rock-climbing wall, four racquetball courts, an indoor running track, locker rooms, and a conference center. The WELL is also home to Student Health and Counseling Services. The University Union facility, totaling approximately 220,000 square feet, currently houses food service operations, retail operations, multiple meeting and conference spaces, Associated Students, Inc., Student Organizations and Leadership offices, Women’s Resource Center, PRIDE Center, KSSU Student Radio, Public Information Desk, Games Room, Union Gallery, Terminal Lounge (music/video digital media), Student Computer Lounge, Meditation Room, computer and printer workstations throughout the building, a University Police Service Center, and various open lounge spaces. CONDITIONS OF EMPLOYMENT: This is a full-time, non-exempt (eligible for overtime pay), benefited position that is covered under the California Public Employees’ Retirement System. MINIMUM QUALIFICATIONS Demonstrated experience in the common methods, practices, and materials used in painting, finishing, and erecting scaffolding. Knowledge of estimating time, materials, and cost of painting projects. Demonstrated knowledge of the proper selection, operation, and care of various tools used in painting, including powered equipment. Demonstrated ability to track, record, and report tasks through use of software, systems, and written paperwork. Demonstrated ability to read, interpret, and work from blueprints, manuals, diagrams, and operating procedures. Demonstrated ability to understand and follow oral and written directions in English, read chemical labels, and follow directions. Ability to make arithmetic computations where required. Demonstrated ability to provide instruction and direction to unskilled and semi-skilled students. Demonstrated ability to carry out tasks in a reliable, productive, and expedient manner, and to adhere to strict deadlines. Must possess strong customer service skills and have the ability to interact courteously and effectively with customers, vendors, tenants, and staff. Ability to lift objects weighing up to 50 pounds and, with assistance, lift and carry loads exceeding 50 pounds. Ability to wear appropriate safety equipment including a respirator and other job required P.P.E. Demonstrated use of initiative and resourcefulness when completing work tasks. Ability to work a varying schedule, including extended hours, swing shift, nights, weekends, and holidays as needed. Must be legally eligible to drive in California, complete and pass an online training course, maintain a good driving record, and be acceptable for vehicle insurance coverage under the University Enterprises insurance plan. Must continue to meet the established driving standards, driving record will be monitored with the California Department of Motor Vehicles to ensure compliance. Must pass a background check, which may include fingerprinting. Must continue to meet the established standards. PREFERRED QUALIFICATIONS Demonstrated experience working in a college or university environment, such as a Student Union or Recreation Center. PHYSICAL REQUIREMENTS Stand and walk for extended periods; manual dexterity and eye-hand coordination; sit for extended periods; corrected hearing and vision to normal range; verbal communication; reach for tools and supplies; lift and move objects weighing up to 50 lbs; stoop, kneel, crouch, crawl, and climb; use motorized vehicles and power equipment; occasionally use office equipment including computer, telephones, calculators, copiers, printers, scanners, and fax machines. WORKING CONDITIONS Work is performed in indoor, outdoor, and equipment room environments; exposure to dust, oils, toxic substances, and electrical and mechanical equipment; may work on ladders or scaffolding; works under conditions of wide temperature variance; may work with exposure to moisture; may work in confined spaces; regular contact with staff, campus community, and public. DUTIES AND RESPONSIBILITIES This position performs a variety of skilled manual tasks including the painting, finishing, and maintenance of the interior and exterior surfaces of buildings and facilities operated by the Union WELL Inc. Additionally, this position performs general carpentry, electrical, plumbing work on maintenance, repair, and remodeling projects. This position reports to, and receives general supervision from, the Assistant Director, Maintenance and Facility Operations or designee. The specific duties and responsibilities are as follows: Provides excellent customer service by executing client service requests for painting, drywall repair, indoor and outdoor painting and painting of other related facility equipment and building materials. Completes all requests within allocated level of service (LOS) time frames using professional conduct towards clients and staff. Prepares surfaces for painting and finishing, applies under and finish coats using a full range of application methods including brush, roll, spray, and electro-static, hangs paper, and mixes and matches paints and finishes. Inspects work for conformance with specifications, requirements and compliance with applicable building and safety codes and regulations. Performs sand and water blasting and erects scaffolding/rigging as needed. Reads, interprets, and works from blueprints, manuals, diagrams, and operating procedures. Cleans and maintains painting and finishing materials, tools, and equipment used in the performance of duties. Follows all safety procedures set forth by the Union WELL Inc., attends safety meetings, wears proper Personal Protective Equipment, and uses lock out tag out (LOTO) protocol. Calculates amounts of required materials, estimates costs and time needed for painting projects, and plans accordingly. Completes all requests within allocated level of service (LOS) time frames using professional and efficient conduct. Tracks, records, and reports tasks and data through use of software, systems, and written paperwork. Communicates with supervisor as necessary regarding the selection, storage, and inventory levels of painting supplies. Assists in estimating cost and identifying and implementing long-term program improvements. Assists Building Maintenance Specialists by performing routine maintenance and repairs to Union WELL Inc. buildings and equipment, including performing work involving electrical, plumbing, general carpentry, landscaping, and structural upkeep. Assists with Union WELL Inc. preventative maintenance program. Maintains shop and work areas to provide safe and sanitary conditions. Works a varied schedule including nights, weekends, holidays as needed. Performs other related duties as assigned. Note: This position vacancy is with University Enterprises Inc., an auxiliary organization of California State University, Sacramento. This is not a University position; the incumbent will be an employee of University Enterprises.
