Position Summary:
The Chief Accounting Officer (CAO) oversees the full accounting function for a multifamily property management company, ensuring accurate reporting, compliance, and operational execution across all property and corporate entities. This role provides leadership and oversight to both onshore and offshore accounting teams, maintaining a hands-on approach to managing core accounting processes and supporting property operations. The CAO ensures that financial systems, controls, and reporting processes enable sound decision-making and fiscal discipline in a fast-paced, resource-sensitive environment.
Key Responsibilities:
Accounting Operations & Oversight
- Oversee the full-cycle accounting function across corporate and property entities, including general ledger, accounts payable, accounts receivable, payroll, and financial reporting.
- Supervise both onshore and offshore accounting teams to ensure consistency, accuracy, and timeliness in financial transactions and deliverables.
- Review and approve key reconciliations, journal entries, and financial packages
- Support property and corporate controllers in maintaining compliance with company policies, lender requirements, and accounting standards.
- Monitor cash activity and property-level operating performance to ensure that financial priorities are met within available resources.
Financial Reporting & Compliance
- Direct preparation and review of monthly, quarterly, and annual financial statements for ownership and senior management.
- Oversee consolidation and reporting of financial results across multiple entities
- Ensure adherence to GAAP and compliance with federal, state, and local tax and regulatory requirements.
- Manage relationships with external auditors, tax advisors, and other financial partners.
- Ensure compliance with federal, state, and local tax regulations, including timely filing of tax returns and investor K-1s.
Process, Systems & Controls
- Maintain and improve accounting systems, tools, and reporting structures (e.g., Yardi) to ensure data accuracy and process efficiency.
- Strengthen internal controls and standardize accounting practices across properties and corporate functions.
- Partner with operations and technology teams to drive process improvements and enhance workflow automation.
Collaboration & Support
- Work closely with property management and operations teams to align accounting practices with business needs.
- Support ownership and executive leadership with financial data, analysis, and reporting for lenders, investors, and internal decision-making.
Leadership & Team Development
- Lead, mentor, and develop a diverse accounting team across both domestic and offshore operations.
- Foster a culture of accountability, continuous improvement, and operational excellence.
- Provide training and guidance to strengthen technical accounting knowledge and cross-functional collaboration.
Qualifications:
- Bachelors degree in Accounting, Finance, or related field; CPA strongly preferred.
- 10+ years of progressive accounting experience, including at least 5 years in a senior leadership capacity.
- Experience in multifamily property management accounting is required.
- Proven ability to oversee both domestic and offshore accounting teams and maintain strong communication across time zones.
- Expertise in GAAP, financial reporting, and real estate entity structures.
- Strong working knowledge of property management systems such as Yardi, AppFolio, or MRI.
- Demonstrated ability to balance strategic oversight with hands-on execution in a dynamic, resource-conscious operating environment.
