Job Description
- This position will require the agent to enter properties that are lived in that may differ from the agents expected standard of living.
- This may include (but is not limited to) entering properties with pet dander, plants, dust, mold, dirt, and trash in order to complete an inspection or a showing.
- Inspections (both Annual and Unit Turn) play a critical role in property management and are used by all departments on a daily basis to assess properties and analyze a tenants care for a property.
Job Requirements
- Facilitate and maintain new acquisitions until they have been assimilated to i360s process (typically takes 12-18 months depending on size, location, and initial contracts in place)
- Complete property information sheets on all vacant properties, upload information in current software, ensure listings are showing on website, post properties on Apartments.com and other marketing sources as is needed.
- Complete move in/move out inspections
- Recruit, train and manage subcontractors specifically outside of i360s core business location to ensure they are properly onboarded, managed and offboarded when necessary.
- Coordinate unit turnovers
- Conduct weekly heat checks during winter months on all vacant units
- Attend Court on behalf of i360 as needed
- Report detailed and accurate mileage reports weekly
- Field inquires for Commercial Listings
- Show Commercial Listings
- Will conduct inspections (to include annual, borough and HUD), which will require inspecting the interior and exterior of properties.
- Review, Edit and finalize Inspections for review by property owners and staff.
- Create Work Orders and send those orders to the appropriate recipient.
- Create and maintain an inspection schedule 15-30 days out.
- Maintain accurate inspection calendar.
- Strong Communication Skills able to deescalate tense situations, able to listen to customers while in their home and accurately convey their concerns to other staff members. Able to quickly engage with tenants and help feel them feel comfortable with the inspection process.
- Able to follow i360 guidelines concerning criminal reporting or the suspicion of criminal activity.
- Prepare communications, such as memos, emails, invoices, reports, and other correspondence.
- Communicate with the finance department for appropriate billing of tenants based on inspections results.
- Work at least 2 days a week from corporate office in Chambersburg
- The ideal candidate is highly self-motivated, professional, and capable of managing their workload and prioritizing tasks in a fast-paced environment.
- Maintain a PA Realtors License
- Other duties as assigned
