Develops recommends and implements custodial goals and objectives and coordinates custodial services and projects ensuring that school and district facilities are suitable for use by complying with cleanliness and safety requirements. Supervises trains schedules assigns inspects and evaluates the work of staff responsible for providing custodial services.PRINCIPAL DUTIES:Organizes and directs District custodial services to assure buildings and facilities are maintained in a clean safe orderly and secure condition; establishes and maintains custodial timelines and priorities; monitors evaluates and coordinates response to custodial needs and requests; ensures related activities comply with established laws codes regulations policies standards and procedures. Develops recommends and implements custodial goals and objectives.Recommends changes to policy and procedures and updates custodial operational procedures to ensure reliable services.Plans prioritizes assigns supervises and reviews the work of staff responsible for providing custodial and general maintenance within the custodial services function.Ensures high levels of staff productivity by reviewing reports and physically observing work performed. Resolves custodial issues complaints and conflicts in a proper and timely manner.Ensures adequate custodial coverage for schools and other District sites. Develops and communicates annual work schedules for custodial staff by identifying and interpreting school calendars activities available productive time and priorities for cleaning.Develops and implements custodial projects and daily activities; monitors and adjusts activities in response to custodial needs.Assists in and evaluates the performance of assigned staff; interviews and assists in the selection of employees and recommends transfers reassignment personnel concerns coordinates employee schedules and assignments assigns employee duties and reviews work to assure compliance with established requirements and procedures; arranges for substitute employees as needed.Assists in the development of annual performance goals and measures consistent with department goals and action plans.Manages the development and implementation of training of new and existing custodians in areas such as but not limited to safe work techniques time-saving methods use and documentation of chemicals Material Safety Data Sheets (MSDS) blood borne pathogens equipment usage customer service and identification of safety concerns.Explains custodial and related safety standards techniques practices policies and procedures.Trains personnel concerning the proper use of custodial equipment and supplies.Conducts safety meetings with custodial teams. Works with employees to teach additional skills and correct deficiencies.Coordinates custodial activities with maintenance and repair services; supervises and participates in inspecting District facilities to identify custodial maintenance and repair needs; assures proper identification and resolution of safety sanitary and security hazards; arranges for follows-up on and notifies appropriate staff of needed maintenance and repairs.Supervises the cleaning of classrooms lounges offices hallways and other facilities; organizes and directs the sweeping scrubbing mopping stripping waxing and polishing of floors; assures proper vacuuming spot cleaning and shampooing of rugs and carpets; supervises the cleaning of restrooms and assures facilities are stocked with adequate supplies.Coordinates activities to assure proper pick up of paper and other debris from school grounds walkways and areas adjacent to school facilities; assures proper emptying of waste receptacles; supervises the removal of gum debris cobwebs and graffiti; organizes and directs the dusting sanitation and wiping down of desks furniture doors countertops equipment and woodwork.Coordinates and supervises the preparation of facilities and set-up and assembly of chairs tables and other furniture and equipment for special events and activities; supervises the clean-up of furniture equipment and debris following these events; arranges and assures proper building maintenance during special events.Participates in preparing and monitoring of custodial budgets.Provides recommendations concerning major equipment and supply purchases.Estimates labor materials and equipment needed for District custodial projects and activities; monitors inventory levels of equipment and supplies; orders receives and maintains adequate inventory levels of supplies and equipment; prepares and processes purchase requisitions; conducts periodic inventories; inspects labels of storage containers to assure compliance with established regulations and requirements.Confers with school district personnel site administrators and custodial staff regarding the care and cleaning of district facilities.Serves as liaison between District and school sites as well as liaison between site administrators and custodial staff to exchange information coordinate activities and resolve issues and concerns.Also serves as liaison with various outside agencies.Identifies needs and develops plans for large-scale cleaning operations and projects.Schedules and supervises project teams such as but not limited to floor and other heavy cleaning teams.Coordinates response to emergency custodial needs.Compiles information and prepares and maintains a variety of records reports and files related to inspections projects personnel schedules attendance and assigned activities; prepares work order requests and bid specifications as needed.Attends and participates in various meetings as assigned; prepares and presents oral and written reports to management district staff and/or outside agencies regarding custodial issues and activities as requested.Operates standard office equipment including a copier fax machine computer and assigned software; drives a vehicle to conduct work.Performs other duties as assigned that support the overall objective of the position.KNOWLEDGE AND SKILLS REQUIRED:Organization and direction of the operations and activities involved in the cleaning of District buildings and facilities.Proper methods techniques materials tools and equipment used in modern custodial work.Modern cleaning methods including methods of cleaning floors carpets furniture walls and fixtures.Inventory practices procedures and requirements for custodial activities.Applicable laws codes regulations policies and procedures.Practices procedures and techniques involved in the development and implementation of custodial projects and daily activities.Requirements of maintaining District buildings in a safe clean and orderly condition.Principles and practices of supervision and training.Operation of a computer and assigned software.Oral and written communication skills.Interpersonal skills using tact patience and courtesy.Health and safety regulations.Record-keeping and report preparation techniques.MINIMUM QUALIFICATIONS:Requires any combination of education training and experience equivalent to a high school diploma or equivalent and five (5) years of increasingly responsible custodial experience including three (3) years as a lead and/or supervisory capacity. Bilingual preferred.LICENSES AND OTHER REQUIREMENTS:Valid Arizona drivers license. Arizona DPS IVP Fingerprint Clearance card.WORKING CONDITIONS:ENVIRONMENT:Indoor and outdoor work environment. Regular exposure to fumes dust and odors. Driving a vehicle to conduct work.PHYSICAL DEMANDS:Dexterity of hands and fingers to operate a variety of custodial equipment. Walking or standing for extended periods of time. Seeing to inspect custodial activities and read a variety of materials. Lifting carrying pushing or pulling moderately heavy objects as assigned by position. Bending at the waist kneeling or crouching. Reaching overhead above the shoulders and horizontally.HAZARDS:Exposure to cleaning agents and chemicals.PHYSICAL REQUIREMENTS:Able to perform the following physical requirements of the position with or without reasonable accommodation: critical sensory requirements include general vision corrected to 20/20 hear or listen in the normal range (corrected) and speak and give directions clearly.
