Job DescriptionJob DescriptionBenefits:Competitive salaryFree uniformsHealth insurancePaid time offJob SummaryPrimary responsibilities include hands-on maintenance of community, including overall inspection, repair, and general maintenance of market-ready apartments and other interior/exterior areas.Acts as team leader among general maintenance staff; delegating, supervising and directing work of department. This position is for a hands on maintenance supervisor.General AccountabilitiesPrepares or assists in preparing market-ready apartments in regards to scheduling painting, carpet cleaning and/or replacement, general repairs, housekeeping, etc.Performs various preventative maintenance functions and records findings in maintenance log.Completes regular community inspections.Responds to resident services requests and concerns in a timely manner.Performs on-call emergency service as required.Special maintenance projects as necessary.Works along with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.Monitors maintenance and up-keep of all mechanical equipment to community including, but not limited to, water heaters, HVAC units, etc.As team leader, responsible for training and supervision of community maintenance staff.Is typically involved with Property Manager in hiring, interviews, training, and performance reviews of maintenance staff.May assist in monitoring capital improvement projects.Ensures safe work practices are being followed by all maintenance staff.Ensures maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.Understands and complies with Fair Housing laws and standards.Maintains open communication with Property Manager and other community staff.Represents Company in a professional manner at all times.Attends and participates in training programs as requested.Assists with and attends community sponsored resident activities and functions.Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary.Performs other related duties as assigned or requested.Job QualificationsMinimum Education: High School or GED, 18 months of Trade SchoolMinimum Experience: 3-5 YearsMinimum Field-of-Expertise: Hands-on technical work experience in the areas of plumbing, electrical, carpentry/construction, HVAC, etc. required.Preferred Experience: 5 YearsPreferred Field-of-Expertise: Must be EPA certifiable.CompetenciesProblem Solving - Identifies and resolves problems time efficiently; Gathers and analyzes information; Develops solutions; Uses reason.Oral Communication - Speaks clearly and persuasively; Listens and gets clarification when necessary; Responds informatively to questions; Demonstrates presentation skills; Participates in meetings.Planning/Organizing - Prioritizes and plans work activities; Uses time efficiently; Plans for additional resources; Sets goals and objectives.Project Management - Develops project plans; Coordinates projects; Communicates changes and progress; Completes projects on time and within budget; Manages project team activities.Technical Skills - Assesses own strengths and weaknesses; Pursues developmental opportunities; Shares expertise with others.Teamwork - Exhibits objectivity and openness to others' views; Gives and welcomes feedback; Able to build morale and group commitments to objectives.Managing People - Includes staff in planning and decision-making processes; Makes self accessible to staff; Provides regular feedback; Develops subordinates' skills and encourages growth; Seeks to improve processes, products and services; Continually works to improve supervisory skills.Safety and Security - Observes safety and security procedures; Reports potentially unsafe conditions; Uses equipment and materials properly.Cost Consciousness - Works within approved budget; Develops and implements cost saving measures; Contributes to profits and returns; Conserves company resources.Quality - Demonstrates accuracy and thoroughness; Applies feedback to improve performance; Monitors own work to ensure quality.Teaching/Training Clearly explains concepts; Varies presentation style to satisfy different learning needs.Leadership - Inspires and motivates others to perform well; Effectively influences actions and opinions of others; Accepts feedback from others; Gives recognition to others as appropriate.CommentValid drivers license along with good driving record and auto insurance require.Background check completed upon hiring.
