Maintenance Supervisor (HVAC Required)
Position Summary
We are seeking an experienced and motivated Maintenance Supervisor to lead the maintenance operations of our apartment community. The ideal candidate is a hands-on leader with strong technical skills, exceptional customer service, and the ability to supervise a maintenance team while ensuring the property is maintained to the highest standards. HVAC certification is required.
Responsibilities
- Supervise and lead the maintenance team, assigning daily work orders and ensuring timely completion.
- Oversee all aspects of property maintenance, including HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general repairs.
- Perform troubleshooting, maintenance, and repairs on HVAC systems.
- Ensure vacant apartments are prepared and ready for move-in according to company standards.
- Conduct routine property inspections to identify maintenance needs and safety concerns.
- Develop and implement preventative maintenance programs.
- Maintain maintenance inventory, equipment, and supply levels.
- Coordinate and oversee work performed by outside vendors and contractors.
- Respond to emergency maintenance calls and participate in the on-call rotation.
- Ensure compliance with OSHA regulations, safety standards, and company policies.
- Maintain accurate records of work orders, preventative maintenance, inspections, and inventory.
- Provide excellent customer service by responding professionally to resident maintenance requests.
Qualifications
- Minimum of 3 years of apartment maintenance experience, with at least 1 year in a supervisory or leadership role preferred.
- EPA Universal Certification (Required).
- Strong HVAC troubleshooting and repair experience.
- Knowledge of plumbing, electrical systems, appliance repair, carpentry, drywall, and painting.
- Ability to read and interpret technical manuals and blueprints.
- Strong leadership, organizational, and communication skills.
- Valid driver's license and reliable transportation.
- Ability to prioritize multiple tasks in a fast-paced environment.
Physical Requirements
- Ability to lift up to 75 pounds.
- Ability to stand, walk, bend, climb ladders, crawl, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to participate in an on-call rotation and respond to after-hours emergencies.
