POSITION: Building Maintenance Engineer REPORTS TO: Chief Engineer JOB SUMMARY: The Building Maintenance Engineer works with the team to support the management of all building systems of a 290,000 sf Class A office building. Duties include, but are not limited to, the operation, installation, repair, maintenance, and improvement of all building structures and equipment including HVAC, plumbing, electrical, and life safety. RESPONSIBILITIES:
POSITION: Building Maintenance Engineer REPORTS TO: Chief Engineer JOB SUMMARY: The Building Maintenance Engineer works with the team to support the management of all building systems of a 290,000 sf Class A office building. Duties include, but are not limited to, the operation, installation, repair, maintenance, and improvement of all building structures and equipment including HVAC, plumbing, electrical, and life safety. RESPONSIBILITIES:
- Provide support in the day-to-day completion, organization, and accuracy of preventive maintenance programs by following inspection and service procedures.
- Perform tenant service requests and unscheduled maintenance tasks.
- Interact and coordinate with suppliers and contractors to ensure compliance with building standards and regulations.
- Ensure that general safety, fire prevention regulations, and safe working habits are promoted throughout the building.
- Assist with fire/life safety system checks including emergency lighting, exit signs, fire extinguishers, and sprinkler visual inspections
- Perform general repairs including drywall, painting, ceiling tiles, doors, locks, and hardware.
- Assist with minor tenant build-outs, furniture moves, space reconfigurations.
- Report equipment issues and safety concerns to engineering leadership
- Participate in emergency response and on-call rotations as required
- Regularly required to stand, walk, reach and use arms to perform tasks as well as push and pull objects and grasp with hands.
- Regular use of various machinery and tools used in a general building maintenance environment.
- Frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, work at heights and in environments with temperature ranges both while working outside and inside. Occasionally required to work around vibration or noise as well as dust.
- Regularly required to lift and/or move up to 50 lbs. and occasionally required to lift and/or move up to 75 lbs.
- Specific vision abilities include close vision, distance vision, color vision and depth perception.
- 2+ years of maintenance or facilities experience in commercial, industrial, or institutional environments
- Basic knowledge of chillers, cooling towers, boilers, pneumatics, RTU, heat pumps, and energy management systems as well as plumbing, electrical, fire & life safety skills.
- Ability to use hand and power tools safely.
- Strong written and verbal communication, customer service skills, decision making skills with the ability to prioritize the workload.
- Computer skills in basic Microsoft Office programs required.
