Job Description

Key Responsibilities Perform preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, cooling towers, compressors, and air handling units. Monitor, adjust, and optimize HVAC systems to maintain established operating standards. Track and analyze energy and water consumption, as well as water treatment activities. Operate and maintain Building Automation Systems (BAS). Perform general building maintenance, including plumbing, electrical, and fixture repairs. Maintain accurate operation logs and records, such as central plant operations, chemical usage, and equipment inspections. Apply knowledge of HVAC distribution and controls, including pneumatic systems, to resolve work orders. Provide timely and professional responses to tenant service requests. Support life safety systems, including fire alarms, and assist in emergency procedures. Establish cooperative working relationships with team members, contractors, and tenants. Participate in training, required seminars, and the rotating on-call schedule. Qualifications High school diploma or GED required; trade school training preferred. Minimum of 5 years of relevant experience in commercial or high-rise environments. Required certifications: EPA CFC Universal Certification or equivalent licensing. Strong knowledge of plant equipment such as chillers, boilers, and elevators. Skilled in plumbing, electrical, drywall repair, carpentry, and mechanical systems. Ability to read and interpret blueprints, schematics, and technical manuals. Proficient in the use of testing tools (multimeters, leak detectors, pressure/temperature devices). Comfortable using both hand and power tools safely. Strong communication skills with the ability to interact effectively with staff, tenants, contractors, and visitors. Ability to remain calm and professional in emergency situations. Physical Requirements Work indoors (80%) and outdoors (20%). Ability to stand for extended periods and lift 25+ lbs. Frequent climbing of stairs and ladders; ability to access confined spaces. Use of full range of physical motions (bending, kneeling, squatting, walking, lifting). Flexibility to work shifts, including early mornings, evenings, weekends, and holidays, with overtime as needed.
