Job description: As a Program Architect, you will work with project teams in a dynamic, rapid-growth work environment with bright and talented engineers, architects, designers, builders, crafters, and manufacturers to improve and deploy a prototype building program and to build an alternative to the traditional construction industry. Job Details Design-Manufacture-Construct (DMC) is an integrated building delivery system that leverages powerful design and manufacturing productivity to simplify construction. The organization operates at the intersection of service and product, bringing together cross-trained professionals in architecture, engineering, industrial design, digital fabrication, manufacturing, technology, and construction. The mission is to deliver buildings that are twice as good, twice as fast, and deliver twice the value (2x2x2)-not by following the industry, but by leading it. The DMC Estimating Leader is responsible for driving competitive estimating outcomes, managing preconstruction and pricing strategies, and ensuring accurate, profitable, and well-communicated cost models across a diverse portfolio of projects. Key Responsibilities Estimating Leadership & Strategy Drive competitive and accurate estimating outcomes across all preconstruction and pricing efforts. Assign estimating tasks to support staff based on project scope, schedule, and complexity. Develop detailed bases of estimate, clearly documenting assumptions, qualifications, and risks. Maintain, refine, and continuously improve estimating databases, including Bills of Materials (BOMs). Monitor the accuracy, efficiency, and success of department budgets, bids, and GMPs; implement corrective strategies as needed. Evaluate project risk during bid and GMP preparation and ensure pricing strategies support profitability. Preconstruction & Project Planning Prepare conceptual, schematic, design development, and GMP estimates to support clients and preconstruction activities. Develop initial project schedules, work plans, and cost models. Perform detailed quantity takeoffs, labor estimates, and work plans for self-perform scopes (including carpentry and concrete). Lead constructability reviews and provide value analysis of plans and specifications for coordination, completeness, and clarity. Assist program teams with change management estimating throughout design development. Monitor design scope changes that impact budget or schedule; identify causes and advise clients accordingly. Cross-Functional Coordination Collaborate closely with Design, Manufacturing, Construction, MEP, BIM, Supply Chain, and Operations teams. Coordinate technical proposal requirements with business development and marketing teams. Support the development and implementation of procedures and standards for MEP and BIM services. Ensure proper handoff from preconstruction and estimating to operations through structured turnover meetings and documentation. Capture and communicate lessons learned to support continuous improvement initiatives. Client, Vendor & Subcontractor Engagement Build and maintain strong relationships with vendors, subcontractors, clients, architects, engineers, and owner representatives. Keep clients informed of preconstruction progress, technical challenges, solutions, and cost impacts. Identify and proactively resolve issues that could impact schedule, cost, or client relationships. Lead value engineering and value enhancement efforts, including idea development, analysis, and client presentations. Prepare and oversee all estimating and preconstruction materials presented to owners, architects, and engineers. Commercial & Business Development Support Support new work acquisition through proposals, presentations, and client meetings. Participate in pricing strategy development with input from business development, operations, and leadership. Assist in finalizing GMP pricing that meets client needs while maximizing profitability within contract terms. Assist in negotiating owner contracts and participating in subcontractor and supplier purchasing strategies. Maintain client relationships through construction and beyond to support repeat business and long-term partnerships. Collaborate with business development leadership to strategically plan and advance service offerings. Qualifications 4-7 years of experience in the construction industry, with strong exposure to estimating and preconstruction. Experience with estimating, scheduling, and project management technologies. Strong understanding of construction means and methods, pricing, risk management, and profitability. Exceptional communication and presentation skills, with the ability to lead meetings and build trust with clients and partners.
