We believe collaboration is key so our remote-first teams and property leaders have biannual in-person get-togethers at various locations across the US.From corporate non-property team members to our property teams and leaders were looking for collaborative driven individuals to join us as we continue to expand our presence.The Impact Youll HaveAs Maintenance Manageryouare responsible for drivingthe overall execution of theengineering and maintenanceexcellence of yourPlacemakr property including proactive and effective maintenance and the experience of everyone onsite employees residentsgueststhird-party partners and building ownership/ position will be supported by the Area Chief Engineer and General Manager to which this position reports to.This Maintenance Manageris a hands-on position thatwill focus on the building equipment (HVAC Plumbing Electrical and Elevators) building security and safety building inspections preventative maintenance turnover planning and execution managing technicians workload and unit work orders manage vendor contracts for unit turnovers.This position requires open availability for scheduling including nights weekends and holidays. The exact hours and days of the week and weekend that you will be scheduled will be rotational.What youll do Focus on building equipment (HVAC Plumbing Electrical)Life safety and building securityManage technicians and workloadManage vendor contacts for turns (flooring/paint/etc)ElevatorsBuilding inspectionsBuilding preventative maintenanceTurnover planning and executionUnit work ordersSupply ordering in accordance with budget and needExterminating servicesUnit front door Locks (Programing and troubleshooting)Provide back-up support to Maintenance Tech team members for escalated maintenance/safety issuesParticipate in maintenance duties in the field as called for based on business needsAdditional duties and responsibilities as assignedDaily responsibilitiesProactively completing property walks of both properties ensuring readings are being taken of systems and issues.Working on PM schedules for above systemsManage the move in/out board notificationProactively completing vacant unit walksManaging storage and supply closetsReporting responsibilitiesMonthly update on building inspectionsSupply orderingOutstanding projects and tasksWeekly/monthly cyclesUnit PMsHallway PaintingAppliance repair trackerMonthly/Weekly PM sheetsSafety walksWhat it takesCFC Universal certification required (either pre-hire or post-hire within the applicable timeline as detailed in your offer letter).Engineering/HVAC License not needed but preferredYou have experience withbuilding engineering strategyand structure as well aspreventative maintenance plansand understand howto usethemto drive occupancy minimize vacancy lossandhelpbuild NOI.You havesuccessfullycultivated managed and ownedhigh-level relationships onsite and leveragedthem to address competing priorities; including managing resident communicationsand de-escalating situations.You have a stronghistoryof driving team performance andmaking effectivedecisionsin orderto beat budget while maintaining exceptional service levelsand asset health and functionality.You can demonstrate a consistent track record ofbeing a clear communicator big picture and forward thinkeran effective risk manager andhaving great knowledge utilizationin helping tocultivatepositive resident experiences culture building and strongcontrollable expenseskills.You areaskilled andhands-on leaderwhosupportsyour teamand takes an active role ingrowingand developingthem.You lead by example and embody the core values of Placemakr. Maintenance Managers will be on their feet and moving around (stand sit or walk for an extended time) and taking a hands-on approach to work (move lift carry push pull and place objects weighing less than or equal to 50 pounds without assistance).
