Maintenance Technician - Townhome Community

We are seeking a reliable, skilled, and customer-focused Maintenance Technician to oversee the maintenance and upkeep of a townhome community. The ideal candidate will have experience in residential property maintenance and take pride in providing excellent service to residents while maintaining the appearance and functionality of the property. Must be prepared to hit the ground running by addressing all of the repair issues in each of the units and prepare and execute a preventative maintenance schedule for the units and grounds.

Responsibilities

1. Perform routine maintenance and repairs in occupied and vacant homes.
2. Troubleshoot and repair plumbing, electrical, HVAC, appliance, and general maintenance issues.
3. Complete work orders in a timely and professional manner.
4. Conduct property inspections and identify preventative maintenance needs.
5. Prepare units for new residents, including repairs, painting, and cleaning coordination.
6. Maintain community grounds and common areas.
7. Coordinate with vendors and contractors as needed.
8. Participate in emergency and after-hours maintenance calls when required.
9. Ensure compliance with safety policies and procedures.

Qualifications

1. Minimum 5 years of residential or multifamily maintenance experience preferred.
2. Working knowledge of plumbing, electrical, HVAC, drywall, painting, and appliance repair.
3. Strong troubleshooting and problem-solving skills.
4. Excellent customer service and communication skills.
5. Ability to work independently and manage priorities effectively.
6. Valid driver's license and reliable transportation.
7. HVAC certification a plus but not required.

After-Hours Emergency Calls

1. Participate in an on-call rotation for after-hours emergencies.
2. Respond to urgent maintenance issues affecting resident safety or property operations.
3. Coordinate with management and vendors as needed to resolve emergency situations.
