Job DescriptionJob DescriptionDescription:Maintenance SupervisorJob Summary: The Maintenance Supervisor is the lead worker over maintenance staff, performing advanced level maintenance work. The Maintenance Supervisor works with the Community Manager to develop an effective, proactive team that works together to achieve maintenance objectives and functionally supervises maintenance staff.Essential functions:Complete routine maintenance work orders such as plumbing, electrical, drywall repair, etc.Monitor site, building and common areas daily for necessary and preventive repairsReview maintenance related problems and complaints and makes subsequent determination and implementation of corrective action on a timely basis to ensure code standards are maintainedEnsure documentation standards are being met on maintenance activities and operations at property or propertiesEnsure service request and turnarounds are completed timely in accordance with maintenance plansComplete all service requests within established time standardsParticipate in regular inspections of Mid City Garden's dwelling units, non-dwelling spaces and major systems and building componentsDetermine how to best address deficiencies noted during inspections, i.e., whether to correct the deficiency immediately or leave the condition to be corrected through comprehensive modernizationEnsure compliance with federal, state, and local building codes, laws, and ordinancesMonitor and assist maintenance staff with special projectsEnforce company policies to workers and enforces safety regulations, prepare appropriate reports according to specific incident/accidents, and responds timely to emergency situationsRecommend and implement goals, objectives, policies and procedures regarding maintenance and rehabilitation activitiesMonitor and maintain property or properties’ maintenance inventory control and suppliesMaintain fire protection systems and equipmentSupervisory responsibilities:Ensure all maintenance staff is equipped with proper tools and materialsPerform quality control inspections on a minimum of 10% of the work orders completed within their AMPMonitor maintenance staff work order/turn around completion timeCoordinate emergency and regular repairs and coordinate repairs to buildingsEnsures that maintenance policies and procedures required by the company are disseminated, understood, and implemented by maintenance staffMonitor’s production reports daily to ensure employee productivity meets current work standardsWork environment:Ability to work indoors and outdoors on a consistent basisAssist with emergency measures as required in temperatures exceeding 90 degrees or below 32 degrees FahrenheitPhysical demands:Ability to transport a minimum of 50 pounds over variable distancesMobility and flexibility to walk, bend, kneel, and reach to perform above duties as statedTravel required:Must possess a valid driver’s licenseTravel requiredAdditional duties:Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
