VOAC supports veterans efforts to exit homelessness as well as provides a safe place for survivors of domestic violence. Wherever VOAC goes it combines relationship-building volunteers and quality services to lift and support our neighbors efforts to become self-sufficient and reach their full potential.SUMMARYThe Building Maintenance Technician II is responsible for the maintenance and repair of all VOA facilities under the direction of the supervisor or lead maintenance technician; ensures buildings equipment and grounds are safe and in good repair at all times; may be required to supervise volunteers; monitors the facilities to ensure they meet all safety and health requirements.ESSENTIAL DUTIES AND RESPONSIBILITIESPerform maintenance and repairs on affordable housing facilities equipment and grounds which require a working knowledge of the following fields: appliances electrical plumbing carpentry HVAC landscaping and janitorial.Identify and address safety related issues that present a possible hazard to the clients employees facilities or the public.Assists in monitoring apartment make ready schedule ensuring a timely rent ready unit.Assists in monitoring service requests ensuring 24-hour completion.Conducts daily weekly monthly quarterly and bi-annual preventive maintenance.Ensures facilities are maintained in a safe clean and orderly manner that complies with agency standards.Attends meetings and staff development activities as assigned utilizing a teamwork orientation.Accountable for maintaining proper work order procedures and related documentation according to Volunteers of America guidelines.Responsible for maintaining exceptional building and grounds curb appeal.Carries out after hours weekend and holiday emergency coverage as scheduled.Acting as a mentor to Maintenance Technician IInventories building supplies.Predictable consistent attendancePerforms other duties as assigned.RequirementsMINIMUM QUALIFICATIONSHigh school diploma or its equivalentOne year of previous maintenance technician experienceKnowledge of all hand and power tools and their usesValid Colorado Drivers License insurance verification and good driving recordDemonstrated ability to communicate effectively and maintain good relations with residents and employeesPreferred Qualifications of PositionAt 3 years of direct experience in building maintenance or trade school certificateCFC certifications desiredCAMT certification desiredKNOWLEDGE AND SKILLSBasic reading writing and math aptitudeCommunication and people skillsExceptional attention to detailWORKING CONDITIONS AND PHYSICAL REQUIREMENTSAbility to lift and carry up to 50 poundsThere will be some work- related travelMust be capable of using an extension ladder to make repairs as neededMust be able to perform emergency maintenanceBending Climbing Stooping Kneeling Reaching Crouching Squatting Lifting (30 to 50 pounds) Balancing Standing Sitting Hand/Foot motions Walking Seeing (Close and distant vision Detect Determine Perceive Identify Recognize Judge Observe Inspect Assess Estimate) Depth Perception Hearing/Listening Speaking/Shouting (Communicate Discern Convey Express Exchange) Use of Hands/Fingers (Grasping Holding Touching) Thinking Calculating Memory/Recall Exposure to Indoor and Outdoor environmentsPOSITION TYPE AND EXPECTED HOURS OF WORKThis position is a full-time position expected to work Monday through FridayRequired to provide after hours weekend and holiday emergency coverage as scheduled or neededExpected to work additional hours in preparation for any upcoming REAC inspection at any or all facilitiesPAY$26.00-$28.00/hrPOSITION TYPEFulltimeHourly/NonexemptEmployee must be able to perform essential job functions with or without reasonable accommodation and without posing a direct threat to safety or health of self or others.
