This person will be under the direct supervision of the Property Manager, as well as the Senior Regional Property Manager. This individual will work on site and have the ability to enhance the operational effectiveness of Annapolis Town Center by assisting in maintaining the integrity and efficient operation of the property. ResponsibilitiesFollow procedures to assist with maintenance, diagnosis, and repair of mechanical, plumbing, electrical and/or site systems on the properties which include but are not limited to: Fire Protection/Sprinkler Systems,Plumbing - Sewer Mains/Clean-out Drains/Structural Building Plumbing, Sump Pumps,Electrical Lighting for Site and Buildings,Roofing and Structures,Flooring and Painted Surfaces, Furnishings and FixturesRegularly inspect all properties for quality standards, ensuring to identify areas that may warrant repairs or upgradesCommunicate regularly with the Property Manager on project status and operations, promptly reporting any potential or existing problems or concernsPerform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environmentDemonstrate exemplary tenant relations and project a positive and professional demeanor at all timesWork with the Security Officers onsite to ensure the safety of the property and its tenants, visitors, and guestsPromote and contribute toward the overall effort in maintaining a high standard in the operation and appearance of the propertyAssist with keeping accurate, up-to-date records as requiredAssist Tenant Coordination to expedite completion of landlord work and delivery of spaces to tenantsSupport the Marketing group in the set up and execution of events at the propertiesPerform other tasks and special projects assigned by the Senior Regional Property Manager at various sitesQualifications2+ years' experience in past maintenance positionHigh School diploma or equivalentValid Driver's License is required to drive the company vehicleSkilled at using a variety of tools required for the jobDemonstrated knowledge of safe work practicesMechanically inclined to make sound decisions in regards to repairsMust be able to climb ladders or scaffolding as neededMust be able to lift up to 50 poundsMust be able to walk a property 3 to 4 times a dayMust be able to stand for long periods of time (up to 6 hours)Good communication skillsAbility to work a flexible schedule, including evenings, weekends, and holidays as required by property events or operational needsWork Schedule: Monday-Friday, 7:00 a.m.-3:30 p.m. or 8:00 a.m.-4:30 p.m., with occasional evening, weekend, and holiday shifts as needed for property events or operations.Pay Rate: The typical pay range is $25.00-$27.00 per hour.
