Maintenance Technician at Highwoods Properties

The Maintenance Technician independently performs a wide variety of general maintenance repairs relating to an assigned portfolio of commercial properties. Represents the company in a professional manner to customers, vendors and the general public. Is a team player and works with co-workers for the good of Highwoods. Participates in and follows the guidelines of Highwoods Safety Program.Work PerformedResponsible for the overall maintenance of building, utility systems and building equipmentPerform routine building inspections according to company policyInstall and repair new and existing plumbing fixtures drain lines and accessoriesPerform periodic testing, servicing, and recording results of cross connection devicesPerform preventive maintenance, installation and repair of water pipes, controls, and associated equipmentPerform minor repair of heating, ventilation, and air condition equipment including some filter changingMonitor water chemical treatment programs for cooling towers and fountainsMonitor customer space temperatures and adjust thermostats when neededAssist the HVAC technician with any building related mechanical or maintenance issues when requiredInvestigate and monitor repeat customer-related calls and report them to the Maintenance Manager and Property ManagerPerform minor leak repairs to roof, window, and fountainsAssist contractors with life safety alarm systems and water-based or dry fire protection systems shut downs and testing.Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.Be responsible for accurate and timely record keeping and reportingAssist in snow and ice removal using hand tools, ice melt, and sandJob RequirementsDocumented training/certification/license in one or more of the following fields: PlumbingMechanicalRoofingBe available for emergency calls at night, weekends and holidays on a rotating schedule, outlined in the on-call schedule.Fundamental knowledge of state and local building codesMaintain a current Driver's LicenseEducationA minimum of 2 years of education from one of the following:State, county or local governmental agencyEPA CertificationApproved/sanctioned Technical Institution and/orCollege or UniversityIn one or more of the following fields:ConstructionRoofingBuilding Life Safety SystemsPlumbingCarpentryMechanical OREquivalent on-the-job training in one or more of the above listed fields consisting of a minimum of six consecutive months3 or more years of general industrial or commercial maintenance experience.Work EnvironmentWhile performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.Physical DemandsThe physical demand described here are representative of those required by and employee to successfully perform the essential functions of this job.
