CORI/MVR.The candidates will work fully onsite and must be available for on-call duties on a rotating schedule and as needed. Areas covered are in Southampton Agawam and Southwick.Responsibilities include:Ensure rental properties are kept in neat and orderly condition by cleaning common areas basements exterior grounds laundry rooms and trash collection areasPrepare maintain and update units in a timely and professional manner including painting; appliance cabinetry flooring and other replacements; mold and lead paint remediation; sheetrocking; routine repairs in plumbing electrical wiring carpentry HVAC; and more as necessaryWork with the Property Manager to ensure apartments are ready for move-in between tenants by completing unit turnovers in a timely manner; communicate to management any potential issues or concerns that may arise or prevent a unit turnoverPrioritize schedule to ensure the most efficient use of resourcesEnsure weekly building/property inspections are completed and documented including mechanical systems proactively identifying maintenance issues and unit building or code violationsEnsure the timely and accurate creation tracking and reporting of all work ordersPrepare sites to the highest standards for third-party inspectionsEfficiently procure supplies and materials; maintain accurate supply inventory and records including purchase receipts and warrantiesEnsure friendly and proper delivery of maintenance services at all timesIdentify and modify units and accessibility for tenants with mobility challengesDevelop and maintain professional collaborative relationships with tenants inspection representatives contractors and stakeholdersPerform all duties in accordance with prescribed procedures using appropriate or required personal protectivePerform on-call duties as assignedTravel to other locations in the organizations portfolio as requiredSupervisory Responsibilities include:Training assigned Maintenance Technician I and II workersAct as mentor for all assigned Maintenance Technician II workersRequirements include:3 years equivalent experience with 1 year as a specialist; an Associate degree (or equivalent certification) may be a substitute for some experienceDemonstrated knowledge of building maintenance cleaning processes and performing simple mechanical repairsAbility and experience in successfully training and mentoring othersAbility to read and interpret work orders instructions and simple diagramsAbility to complete basic forms and write basic correspondence when necessaryExperience using varioushand tools simple power tools and measuring instrumentsExperience with Microsoft Office and other computer/phone applications and comfort learning new technologiesAbility to work both independently and as a member of a teamDemonstrated attention-to-detail in work performedBilingual (English/Spanish) skills preferred but not requiredValid drivers license with acceptable driving record; reliable vehicleCORIWay Finders is an Equal Opportunity Employer.
