We believe in enhancing the customer experience within our buildings by integrating hospitality and top-notch amenities, creating a truly unmatched work environment.A Day in the Life As a Highwoods Maintenance Utility Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.Work Performed:Work closely with the Sr. Maintenance Technician who will coordinate maintenance tasks for the facility, under the direction of the Property/Facility ManagerBecome proficient with the on-line service request system including handheld applicationResponsible for the overall maintenance of client property and equipmentPerform touch-up painting as directedPerform minor janitorial and clean-up duties as requestedAssist the Sr. Maintenance Technician and/or Maintenance Technician with any building related mechanical maintenance issues when requiredInvestigate and monitor repeat customer-related calls and report them to the Property/Facility ManagerPerform minor leak repairs to roof, window, and fountainsAssist contractors with life safety alarm systems and water-based or dry fire protection systems shutdowns and testingInstall and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.Be responsible for accurate and timely record keeping and reportingAssist in hurricane preparedness and responseFoster a positive and productive working relationship with client to ensure the best customer service experience and overall customer satisfactionPerform miscellaneous facility-related duties as directed by Property/Facility ManagerJob Requirements:Be available for emergency calls at night, weekends, and holidays on a rotating schedule, and Black Sky events at Client's request.Fundamental knowledge of state and local building codesMaintain a current Driver's LicenseEducation:High School diploma or equivalent required.Experience:One or more years of janitorial/facility maintenance of commercial real estate preferred.Work Environment/Physical Demands:While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold / hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.Physical DemandsThe physical demands described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job includes close, distance, color, and peripheral vision, and depth perception.
