Property Accountant at Vaco by Highspring
JOB DESCRIPTION
Title: Property Accountant
Company: Real Estate Investment industry
Compensation: $65,000 – $80,000 base + benefits
Location: La Jolla, CA (100% onsite)
Overview
A well-established real estate investment firm is seeking a Property Accountant to support a multi-state commercial portfolio. This role is responsible for day-to-day property-level accounting, with a focus on AP/AR, tenant activity, and operational support. The position partners closely with senior accounting leadership and plays a key role in maintaining accurate financial records across multiple entities.Responsibilities
Property Accounting (AP/AR Focus)- Manage full-cycle AP/AR for a commercial portfolio using Yardi Voyager
- Process invoices, code expenses, and support weekly disbursements across multiple entities
- Record and reconcile rent receipts (ACH, wires, checks); maintain tenant ledgers
- Monitor receivables, track delinquencies, and communicate with tenants on balances (rent, CAM, percentage rent)
- Support CAM reconciliations and NNN-related accounting activities
- Ensure timely payment of property taxes, utilities, and vendor invoices across multiple jurisdictions
- Reconcile vendor statements and resolve discrepancies
- Prepare and process annual 1099 filings
- Maintain accurate reporting of tenant sales data for percentage rent calculations
- Track entity compliance filings (annual reports, registrations, and licenses) across multiple states
- Maintain and monitor certificates of insurance (COIs) for tenants, vendors, and contractors
- Assist with vendor onboarding and documentation (W-9s, compliance requirements)
- Track recurring vendor contracts and obligations
- Coordinate property tax schedules and support timely payments
- Maintain strict confidentiality related to ownership and portfolio operations
Qualifications
- 3+ years of accounting experience within commercial real estate or property management
- Strong understanding of property accounting concepts (CAM, NNN leases, tenant billing)
- Proficiency with Yardi Voyager (required)
- Experience supporting multi-entity, multi-state portfolios
- Highly organized with strong attention to detail and ability to manage competing deadlines
- Professional, team-oriented, and comfortable in an onsite environment
Compensation & Benefits
- Base salary: $65,000 – $80,000 (DOE)
