Property Manager Part-Time at Tesoro Group

Tesoro Group is seeking an experienced Property Manager for one of our clients team to help manage (1) of their properties in Duluth MN (55806). The ideal candidate will have at least 2 years of experience in property management with knowledge and expertise in affordable housing within Section 8. This role is contracted to hire (90 days before conversion).This role will be working with (1) property within affordable housing and 40 units total.Salary: $25-$27/hour DOQ. This role is contracted to hire (90 days before conversion).Schedule:Monday - Friday5 hours per day (Flexible: 8 a.m.-1 p.m. or 9 a.m. - 10 p.m.The Property Manager is responsible for overseeing the daily operations of the site to ensure a fiscally sound well-maintained and socially accountable apartment community. The Property Manager also provides leadership and guidance to the staff.Job Duties and Responsibilities:Provide residents with exceptional customer service and foster good resident relationsTrain and supervise staff on all job responsibilities and be a valuable leader of an effective on-site teamEnforce management policies and procedures. Continuously perform functions without assistance/supervisionMeet and greet customers in person and on the telephoneOversee and participate in the showing and leasing of apartments to prospectsOversee and participate in the processing of applications and other necessary paperwork to rent apartmentsAssist residents with questions and record service requestsReceive and input rents and all other fees from prospects and residentsOversee and participate in rent collection and the collection of delinquent rentsCoordinate and conduct move-out inspectionsOversee and maintain site records (resident files certifications inspections Move-In (M/I) Move-out (M/O etc.)Oversee and perform community inspectionsMaintain budget controls maximize income potential and control operating expensesOversee and participate in preparing and performing a marketing outreach programOversee and participate in resident activities and retention programsEnsure impeccable curb appeal and interior and exterior cleanlinessOversee and participate in the polishing up of the model vacant apartments and the tour routeOversee and assist with key controlOversee and assist with contractorsPosition Requirements:2 years experience in property management within affordable housing.Knowledge of government subsidy programs including experience with longterm homelessness and tax credits is required.Working knowledge of Microsoft Office Suite Outlook and Excel.Be able to complete a Kari Koskinen background check successfully before employment.Tesoro Group is a leading provider of specialized talent solutions dedicated to connecting exceptional individuals with exciting career opportunities across various industries.
