Job DescriptionJob DescriptionSteelHead Management is a full-service property management company formed in 2016 to manage multifamily and mixed-use assets owned by the Holladay Corporation and Spy Rock Real Estate Group, both of which are active developers. SteelHead’s team is comprised of best-in-class personnel, both at the corporate and site level with a team-first and people-first culture. Steelhead does not manage third-party assets and focuses on NOI and cash flow optimization within a portfolio of owned assets. SteelHead is responsible for managing day-to-day operations for a portfolio of residential, commercial, and mixed-use assets. The property management division manages over 3,000 residential units and 200,000 SF of commercial space in the Richmond, Tidewater, and DC markets.Job OverviewWe are seeking a dynamic and results-driven Regional Director to lead our property operations within a defined portfolio (The Oliver, The Mirage Manchester, The Concord Northside and Helios). The ideal candidate will have a strong background in multi-site property management, strategic thinking, and the ability to manage multiple projects simultaneously while driving measurable results. This position reports directly to the CEO.Responsibilities Include:Responsible for ensuring properties are maintained at the highest standard; curb appeal, amenity areas, vacant units on the market, and interior and exterior grounds are kept in pristine conditionProvide guidance and training to the on-site team members on operational tasks such as software navigation, vendor relations, team building, leasing strategies, budget expectations, curb appeal, etc.Review/audit property administrative, resident accounting, utility management recapture, and lead management practices to ensure successOversee - on a high-level - the resident event agendas to ensure we maintain a social/community culture consistent with our brandResolve all escalated resident concerns/complaintsReview and approve invoices in Spend Management per the approval structureWork with the Property Managers to effectively on-board new hiresMotivate and inspire team members in recognizing areas of strengths and providing constructive feedback and development plans for areas of weaknessTrack property and team member performance through consistent performance evaluationsMeet occupancy, collection, and retention expectations per budgetExceed all income, expense, NOI, and Net Cash expectations per the budget through proactive initiatives and analysis, effective team leadership, collaborations with the corporate support team, and innovative strategiesPartner closely with service team to manage items related to service, including; contracts, property appearance, preventative maintenance, special projects, capital projectsMaintain succession plan and strong candidate pool, proactive recruitment through industry involvementWork with Revenue Manager on pricing strategies to meet or exceed budgeted targets in rent growth/trade-outs, approve daily pricing recommendations per financial goalsPromote a culture of teamwork, collaboration, compassion, honesty, and respect to create a sense of community for the team, residents, and company in line with SHM core valuesRecruit, hire, train, and mentor individuals for all property-level positionsPlan team events to promote relationships, teamwork, and a collaborative culture in the regionQualifications:A college degree or commensurate experience in real estate and property management.
