Job DescriptionJob DescriptionLocation: River School Lofts - Richmond, VALeumas is seeking a Regional Maintenance Supervisor responsible for overseeing day-to-day and preventative maintenance programs across multiple properties. This role provides leadership, oversight, and communication to ensure maintenance teams have clear goals, operational controls, and efficient reporting systems.Key ResponsibilitiesRiver School Lofts (RSL) – 60%· Manage routine, preventative, turnover, and emergency maintenance needs· Eliminate the need for third-party vendors by completing non-routine tasks such as: power washing, exterior lighting replacement, parking lot cold patching, turnover painting, flower bed management, exterior door repairs, HVAC unit/component replacement, interior/exterior painting, bi-weekly common area cleaning, and electrical outlet installationsCorporate Responsibilities – 40%· Oversee day-to-day and preventive maintenance programs for all properties· Direct, train, and support onsite maintenance teams across multiple propertiesEnsure timely completion of service requests, work orders, and capital improvement projects· Monitor vendor and contractor performance; negotiate and manage maintenance-related contracts· Conduct property inspections to ensure compliance with safety, quality, and curb appeal standards· Monitor and control maintenance expenses within budget guidelines· Provide technical guidance and recommendations during property acquisitions, renovations, or capital projects· Support leasing and resident services by ensuring units and common areas meet high-quality standards· Present weekly updates to Housing Program Managers during Tactical MeetingsQualifications· High school diploma or equivalent· HVAC certification· CAMT certification· EPA certification· Proven experience as a maintenance supervisor or similar role· Strong knowledge of plumbing and electrical systems· Demonstrated leadership of maintenance teamsAdditional Requirements:· Ability to travel up to 25% to support regional properties and initiativesWhat We Offer:· Competitive salary and benefits package· Opportunities for professional development and career advancement· Collaborative, mission-driven work environment· Chance to contribute to transformative social impact projectsLeumas Residential is an equal opportunity employer.
