In the role of Real Estate Services Agent I, we'll count on you to:
- Perform land rights services for moderate to highly complex projects with limited supervision
- Work on transportation, power, and water projects as part of HDR's cross sector services
- Conduct property ownership and valuation research
- Prepare real estate documents such as easements, offer letters, and MOA's
- Conduct title and appraisal reviews
- Negotiate to acquire land rights for transportation and utility projects
- Meet with property owners, public agencies, and clients to discuss issues related to developing and constructing transportation and utility projects
- Work independently or closely with a team, confidently with clients and property owners
- Conduct field meetings and visits to active construction sites
- Perform quality assurance reviews of project deliverables
Preferred Qualifications:
- Strong interpersonal and negotiation skills
- Ability to productively collaborate and communicate with team members
- Ability to interpret land descriptions and survey and engineering drawings
- Basic understanding of real estate appraisal fundamentals
- Ability to effectively manage schedule and tasks
- Ability to adhere to QA/QC procedures
- Proficiency with standard technology tools such as Microsoft Office and Google Earth
- Available for travel anywhere in Colorado (limited out of state may be required)
- Experience acquiring property rights for Transportation and/or Power projects
- Proficiency adhering to the Uniform Acquisition and Relocation Act
- Certification from the International Right of Way Association
- Permitting experience within Colorado
Required Qualifications:
- A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
- Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
- Proficient with MS Office Suite
- Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
- Ability to work confidently with clients, property owners and occupants
- Effectively balance office and field work in a collaborative and deadline-sensitive manner
- Ability to communicate effectively
- Availability to work flexible hours and coordinate closely with management
