How You'll Help Us Connect the WorldThe position is full-time responsibilities are for the safe and effective daily operation of machinery and systems in a cost-effective manner. The Operating Engineer must ensure the highest level of professionalism, while meeting the clients’ needs, and a commitment to achieving the goal of 100% uptime throughout the facility operations team. Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function.Principal Duties and ResponsibilitiesSupervises and directs contractors and monitors the performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenienceOperate all building systems and infrastructure within the facilities including: fire/life safety, mechanical (HVAC, plumbing, controls) lighting and temperature controls systemsAnalyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as requiredComplete special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assignedPerform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operationsRespond effectively to all emergenciesComply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate themComplies with all policies for the safe storage, usage, and disposal of hazardous materialsParticipate in ongoing technical, safety, and operational process training programsDocument work performance and materials procurement as directed, using work order systemRecord readings and make adjustments where necessary to assure proper operation of equipment. This requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as requiredWork order management, including CMMS and Vendor Management. Required Qualifications for Consideration:High school diploma or GED and four or more years of experience in building engineering with a heavy emphasis on HVAC and ElectricalCandidate must possess and maintain a valid state driver’s license.Must have ability to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and writtenStrong customer service skillsExperience using Microsoft Office (Word, Outlook, Excel, Teams)Ability to comply with both Jones Lang LaSalle and client-directed Policies & ProceduresA successful candidate must be self-motivated who can work independently or on a team You Will Excite Us If You Have:CMMS experienceService Now ExperienceTrained in NFPA70E. Our salary ranges consider a wide variety of factors, including but not limited to benchmarking by independent third-party consultants, skill sets, years of experience, training, education, geography, and other business needs. Depending on experience, the range can be higher for candidates with exceptional experience and a demonstrated history of successful performance. The expected salary range for this position is ($76,000 - $97,000.The candidate will be rewarded with a comprehensive benefits package, including, medical, dental, and vision plans, life and accidental death insurance, a 401(k) plan, and participation in the Company’s Incentive Plan. Candidates starting with the Company will be eligible for eleven paid holidays in a full calendar year, two weeks of paid vacation (prorated based on start date), as well as other leave options.
