Senior Maintenance Technician JLLWhat this job involves:The Senior Maintenance Technician plays a critical role in maintaining optimal building performance across JLLs portfolio of commercial properties. This position combines deep technical expertise in a specialized craft area with broad multi-skilled capabilities to ensure seamless facility operations. As a key member of our engineering team youll drive building efficiency tenant satisfaction and asset value through proactive maintenance rapid problem resolution and continuous improvement initiatives. This role offers the opportunity to work with cutting-edge building systems while contributing directly to JLLs reputation for operational excellence and client service.What your day-to-day will look like:Execute comprehensive preventive and corrective maintenance programs through CMMS systems managing work orders for mechanical electrical plumbing and building automation systems while monitoring BAS alarms and escalating critical issuesPerform systematic troubleshooting and analysis of complex building systems to identify root causes and implement effective solutions that restore optimal operation and prevent future failuresMaintain and repair HVAC equipment including chillers compressors cooling towers air handlers pumps motors and automation controls using industry-standard diagnostic tools and maintenance proceduresComplete electrical maintenance tasks including fixture repairs basic wiring work and conduct plumbing repairs on restroom fixtures water heaters piping systems and sump pumpsLead building improvement projects including ceiling and floor tile replacement painting pressure washing drywall repairs and tenant service requests while coordinating vendor activitiesProvide exceptional customer service through clear communication with tenants and stakeholders maintain detailed maintenance records support emergency response within 45 minutes and participate in on-call rotation schedulesDemonstrate unwavering commitment to safety protocols across all activities while ensuring completion of required training programs and maintaining meticulous attention to detailRequired Qualifications:High school diploma or equivalent with technical certification or trade school completion in electrical HVAC or plumbingMinimum 5-7 years of hands-on experience in commercial building maintenance with demonstrated expertise in at least one major craft area (electrical HVAC or plumbing)Strong knowledge of building automation systems CMMS software operation and ability to interpret technical drawings and equipment manualsValid drivers license with clean driving record and ability to respond to emergency calls within 45 minutesEPA certification for refrigerant handling and OSHA 10 or equivalent safety training completionProficiency with Microsoft Office applications and willingness to participate in on-call rotation schedulesPhysical ability to lift 50 pounds work in confined spaces and perform tasks at various heights using ladders and scaffoldingPreferred Qualifications:Associate degree in facilities management engineering technology or related technical fieldAdditional certifications in multiple craft areas (electrical license plumbing certification HVAC technician certification)Experience with energy management systems preventive maintenance planning and building commissioning processesKnowledge of local building codes fire safety systems and environmental compliance requirementsPrevious experience in commercial real estate or property management environmentBasic welding carpentry or general construction skills for facility improvement projectsExperience with tenant relations and customer service in professional building environmentsLocation: Nashville TNWork Shift: 1st ShiftSalary/Comp: $62400 - $72800Location:On-site Nashville TNIf this job description resonates with you we encourage you to apply even if you dont meet all the requirements.
