The best candidate will have at least 9 years of Owners Representative experience working in the Alaskan construction industry and be well-networked with suppliers clients and vendors.This will be a busy role so we are seeking a Senior Project Manager who is comfortable handling multiple complex construction projects from preconstruction to warranty simultaneously and is driven to develop strong client relationships.The successful candidate should expect 25% travel within the state to visit project sites and clients.To apply please send your resume along with a brief Project List! Looking forward to seeing your application!Role accountabilities:Manage multiple design and construction projects on behalf of the Owners for a variety of projects ranging from new building construction to building renovations tenant improvements and or utility projectsPrepare and manage solicitations and selection processes for related project vendors and/or suppliers General Contractors etc.Oversee and manage the project design process to ensure the Owners needs are met within the proposed budget and schedule. Assist in the development of the building program facilitate design meetings monitor design progress and facilitate decision making prepare written review comments at submittal phases facilitate value engineering workshops and other project components as needed to assure a successful outcomeKnowledgeable in organizing and/or leading the pre-construction meetings participating in weekly construction meetings visit site(s) to monitor construction progress processing ASIs/RFIs review/process Contractor and A/E pay applications review and negotiate change order requests prepare contract amendments prepare monthly project status reports monitor the project schedule budget and risk management maintain document control files and general project close-out activitiesProvide on-site construction QA when necessary to ensure the project is being constructed per the design and specificationsReview contractor-submitted schedules provide feedback to the Owner on construction progress and make corrective action recommendations to the Owner and the Contractor should critical path schedule delays become an issueProvide monthly budget reports documenting completion status and progress to date. Establish and maintain cost baselines against which program trends are measured and forecasted. Provide cost information to facilitate timely and informed decisions. Manage and oversee all change ordersBe an active positive team member who can build positive relationships within internal and external TeamsQualifications & Experience:9 years of Senior Project Manager experience in the construction industry in an Owner Representative roleAble to work on and oversee multiple projects across the State of Alaska. The successful candidate will be required to go to project sitesProfessional accreditation in a relevant discipline (Construction Management Cert. Construction Administrator Cert.
