As the Senior Property Manager, you will direct and coordinate all activities of the properties in your portfolio to ensure company and ownership financial and business objectives are achieved. You will be responsible for all operational and financial aspects of assigned apartment communities, including personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, reporting, and compliance with applicable laws and company policies.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.

As the Senior Property Manager, you will direct and coordinate all activities of the properties in your portfolio to ensure company and ownership financial and business objectives are achieved. You will be responsible for all operational and financial aspects of assigned apartment communities, including personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, reporting, and compliance with applicable laws and company policies.
Your Essential Responsibilities:
Team Management
- Hire, train, coach, and supervise all on-site personnel to ensure high performance and accountability
- Conduct performance evaluations, manage employee relations, and partner with Human Resources on staffing decisions
- Lead regular staff meetings, manage schedules, and ensure proper emergency coverage
- Oversee property budgets, capital expenditures, and financial reporting to meet revenue and expense targets
- Manage rent collections, delinquency, deposits, and legal actions in compliance with state and local laws
- Monitor expenses, control costs, and identify opportunities to increase property income
- Support leasing operations including tours, application approvals, and timely move-ins
- Manage lease renewals, rent increases, and resident communications to drive retention
- Ensure resident requests are addressed promptly and promote resident satisfaction daily
- Conduct regular property inspections and oversee maintenance operations and preventative programs
- Coordinate with Maintenance Supervisors and outside contractors to ensure timely, cost-effective repairs
- Ensure vacant units are market-ready and the community maintains strong curb appeal
- Develop and implement property-specific marketing strategies to increase traffic and occupancy
- Conduct monthly market surveys and competitive analysis to stay informed on local conditions
- Oversee advertising efforts and support leasing teams with training and performance improvement
- Ensure compliance with all federal, state, and local laws including Fair Housing regulations
- Enforce company policies and standard operating procedures across assigned properties
- Promote and monitor safety initiatives to maintain a secure environment for residents and staff
What We'll Expect from You:
Qualifications
- Bachelor's degree from a four-year college or university or 7-10 years of related property management experience, or an equivalent combination of education and experience
- Proven experience managing multiple properties and supervising management and maintenance teams
- Strong knowledge of budgeting, financial reporting, and operational controls
- Property Manager License and/or Real Estate License as required by state or local regulations
- ARM, CAM, CAPS, MPM, or RMP designations preferred
- Valid driver's license and ability to travel between properties
- Strong leadership, interpersonal, and communication skills
- Sound judgment and problem-solving abilities
- Ability to analyze data and make informed operational decisions
- Proficiency with property management software, spreadsheets, and word processing programs
