Job DescriptionJob DescriptionAre we the road to your future?We are currently searching for an experienced Title Agent to support our West Gulf Region located in Shreveport, LA.To be considered for this position, applicants must have, at minimum, 5 years of experience in title examination, abstracting, or land research. The ideal candidate will have extensive experience examining chains of title, identifying encumbrances affecting surface and mineral estates, and analyzing easements. This position requires exceptional attention to detail, strong research capabilities, solid analytical judgment, and the ability to interpret complex property histories and conveyance documents.What you’ll be doing:Title Research & ExaminationConduct 50-year (or more) title searches for surface, mineral, and split-estate propertiesReview deeds, leases, easements, rights of way, assignments, plats, maps, and all recorded instruments impacting property interestsAnalyze chain of title, identify defects, and verify continuity in ownershipDetermine the status, validity, and priority of energy-related easementsConfirm legal descriptions, acreage, boundary lines, and parcel splits over multiple decadesIdentify gaps in chains of title Locate missing instruments, releases, or probate files affecting ownershipPrepare accurate title reports, abstracts, run sheets, and ownership summariesEnergy Easement AnalysisEvaluate existing easementsIdentify expired, abandoned, conflicting, or overlapping easementsResearch and document the original granting documents, amendments, assignments, and releasesAssess surface use restrictions, ingress/egress rights, and encumbrance impacts on development or constructionWork with project managers to identify potential risks or conflicts before acquisition or constructionDocumentation, Reporting & ComplianceMaintain detailed research notes, document logs, and title production recordsEnsure all reports meet company standards, client requirements, and regulatory guidelinesProvide clear, precise summaries of complex title situationsMeet deadlines on high-volume or multi-tract projectsWhat you need to have:Minimum 5-10 years of experience in title examination, abstracting, or land research Strong understanding of 50-year title chains, surface/mineral ownership, and property law fundamentalsAbility to interpret property descriptions, plat maps, and tract splitsExperience working with energy project titles is preferred but not necessaryFamiliarity with courthouse research, digital archives, and GIS mapping is a plusExceptional attention to detail, analytical ability, and organizational skillsStrong written communication with the ability to provide clear and concise title findingsProficiency with title software, abstracting tools, and document retrieval systemsAbility to manage multiple tracts or projects independently and efficientlyAbility to pass a pre-employment drug screening to ensure a safe and productive work environment.
